An epoxy floor is not paint and it is not a sealer. It is a resin system bonded into concrete that has been mechanically ground open first, then built up in layers and finished with a clear topcoat. We have been installing epoxy floors across the Upstate since 1999.
We use 100% solids resin-based epoxy. The solids content is what stays on the slab once the floor cures, so a 100% solids epoxy holds the film thickness it was specified at rather than shrinking back as solvents flash off. That thickness is what carries the wear.
Every epoxy floor is specified for the room it goes in: the condition of the slab, the traffic it takes, and the finish you want. Around Greenwood that specification is as often for a plant floor or a shop on the US 25 side of town as for a home, and the slab is more often an older one.
Epoxy suits almost any interior concrete slab. In Greenwood that usually means basements and lower levels, workshops and outbuildings, laundry and storage rooms, and the shop, retail and manufacturing floors on the east side of town along US 25 and US 221.
Each is a different problem. A basement that takes foot traffic is not the same job as a plant floor with forklifts running over it. We specify the epoxy system around the slab and its traffic.

Garage flooring in GreenwoodDecorative flake is our most popular epoxy system and the usual choice in homes. Acrylic flake is broadcast at 50 pounds per 500 square feet and sealed under a UV-resistant polyaspartic clear coat. It hides imperfections in the slab and leaves a naturally slip-resistant texture, which is worth having on a floor that sees wet shoes through the Upstate's rainy months.
Solid color epoxy is a single even color, hard-wearing, and a common choice for storage rooms, mechanical space and back-of-house commercial areas. Metallic epoxy moves pigment through the resin for a finish with depth, which suits interiors where the floor is on display.
For heavier duty we build from a moisture-tolerant penetrating primer and 100% solids epoxy, and can broadcast a quartz aggregate for extra grip. Those systems are USDA compliant.
A cured epoxy floor is seamless. There are no grout lines, no joints and no open pores, so spills sit on the surface instead of soaking in, and cleaning is a mop rather than a scrub.
Wear goes into the clear coat rather than the color coat beneath it, and the clear coat is the layer that can be refreshed years later without redoing the epoxy floor underneath. Flake and quartz finishes keep their grip when wet.
Maintenance is low but not nothing. Keep grit swept off, because grit under a boot or a tire is what abrades any epoxy floor, and red Upstate clay tracks in on every pair of shoes.
Preparation is where an epoxy floor is won or lost. We do a full mechanical prep by diamond grinding, which opens the concrete so the epoxy keys into the slab instead of sitting on the surface film left by an acid etch or a hardware-store kit. The grinders run under vacuum extraction, which keeps dust down inside a finished house.
Cracks and divots are repaired before anything is coated, and where moisture is a risk we start from a moisture-tolerant penetrating primer. The epoxy system then goes down in sequence: primer, base coat, flake broadcast where the system calls for it, then the polyaspartic clear coat. The install runs over two consecutive days.

Greenwood is the county seat of Greenwood County, 51 miles down US 25 from Greenville. It has grown very little in twenty years: 22,071 people at the 2000 census, 22,545 at the 2020 census, across 10,024 housing units. The railroad came in 1852, the Greenwood Cotton Mill opened in 1890, and manufacturing is still the most common line of work in town.
A town that has barely grown since 2000 has not poured much new concrete either, so most Greenwood slabs are older ones, and the job more often starts with crack and divot repair and a moisture-tolerant primer than it would in a newer suburb. The plant, warehouse and shop floors on the east side are the other half of the work, and there the system is more often a quartz aggregate or USDA compliant build than decorative flake. We look at the floor before quoting.

Every epoxy floor carries a written lifetime warranty against peeling or debonding. That warranty follows from the preparation, because bond failure is a preparation problem.
