An epoxy floor is not paint and it is not a sealer. It is a resin system bonded into concrete that has been mechanically opened up first, built in layers and closed with a clear topcoat. We have been installing them across the Upstate since 1999.
We use 100% solids resin-based epoxy. The solids content is what stays on the slab once the floor cures, so a 100% solids system keeps the film thickness it was specified at rather than shrinking back as solvents flash off. That is the difference between a floor that wears for decades and one that starts lifting at the edges.
Every floor is specified for the room it goes in: the slab, the traffic, and the finish you want, in that order.
Epoxy suits almost any interior concrete slab. In and around Easley we most often coat basements, mechanical and utility rooms, workshops and outbuildings, sunrooms and finished interiors, retail floors and showrooms, and light industrial and production areas.
Each of those is a different problem. A basement that takes foot traffic and the occasional damp spell is not the same job as a workshop that sees dropped tools and rolling loads. We select the system around the slab, the traffic and the finish rather than fitting every job to one product.
Garages are one more application, and a common one, but they bring their own requirements around vehicle traffic, tire marks and automotive fluids, so we cover them on their own page.
Garage flooring in EasleyDecorative flake is our most popular system and the one most Easley homeowners choose: acrylic flake broadcast at 50 pounds per 500 square feet, sealed under a UV-resistant polyaspartic clear coat. The flake hides slab imperfections and gives a naturally slip-resistant texture.
Solid color epoxy is a single even color, straightforward and hard-wearing, and a common choice for mechanical rooms, storage and back-of-house commercial areas. Metallic epoxy moves pigment through the resin as it cures for a marbled finish with depth, which suits showrooms and interiors where the floor is meant to be looked at.
For heavier duty we build up from a moisture-tolerant penetrating primer and 100% solids epoxy, and can broadcast a quartz aggregate where extra slip resistance is needed. Those systems are USDA compliant.
A cured epoxy floor is seamless. No grout lines, no joints, no porous surface. That changes how a room behaves day to day: spills sit on top instead of soaking in, so cleaning is a mop rather than a scrub, and stains that would be permanent on bare concrete lift off.
It handles abrasion. Rolling toolboxes, dragged furniture and steady foot traffic wear the topcoat rather than the color coat, and the topcoat is the layer that can be refreshed later without redoing the floor. Flake and quartz finishes keep texture underfoot, so the surface stays slip resistant when wet.
Maintenance is low but it is not nothing: keep grit off it, because grit under a boot or a tire is what abrades any resin floor.
Preparation is where an epoxy floor is won or lost, and it is where most failed floors were lost. We do a full mechanical prep by diamond grinding, which opens the concrete so the resin keys into the slab instead of sitting on the surface film an acid-etched or home-kit floor leaves behind. Our grinders run under vacuum extraction to keep dust down, which matters when we are working inside a finished house.
Cracks and divots are repaired before anything is coated, and where moisture is a risk we start from a moisture-tolerant penetrating primer. The system then goes down in sequence: primer, base coat, flake broadcast where the system calls for it, then the polyaspartic clear coat that seals everything below it.

See the color chartEasley sits in Pickens County about twelve miles west of Greenville, and the property mix there shapes the work more than the address does. Older housing from the town's textile years tends to have slabs that want crack repair and a proper grind before any resin goes down. Newer development along the US-123 corridor usually brings sound slabs, where the conversation is about color and finish instead of repair.
Upstate summers are humid, and that matters for unconditioned and below-grade rooms. It is a reason to test for moisture and prime accordingly rather than a reason to avoid epoxy: a sealed resin floor stops moisture moving through the slab surface, which bare concrete does not.
