Garages get a specific kind of abuse. Hot tires sit on the surface and pull at any coating that is not properly bonded. Oil, brake fluid and antifreeze come in on the car and sit there.

At the mouth of the harbor there is salt in the air as well, and sand on everything that comes back off the beach. Bare concrete absorbs all of it, dusts constantly and stains permanently. A bonded garage floor coating is non-porous, so fluids stay on top and wipe off.

The polyaspartic clear coat is UV resistant, which matters for the strip of garage floor inside an open door that takes direct sun.

Decorative flake is what most Sullivan's Island homeowners choose for a garage floor. Acrylic flake is broadcast at 50 pounds per 500 square feet and sealed under the clear coat. It hides slab imperfections, gives grip underfoot, and does not show every mark.

Solid color is the plainer garage floor finish: one even color, hard-wearing, and a good fit where the garage doubles as workspace or storage under the house. Metallic epoxy runs pigment through the resin for a floor with depth, which suits a garage kept as display space.

Living With a Coated Garage Floor

Cleaning is the first difference people notice. The garage floor is seamless, with no joints or pores for dirt to work into, so a mop or a hose does what a scrub used to. That counts for something where sand comes in every day.

It takes the mechanical side too. Rolling jacks, dragged toolboxes and steady foot traffic wear the clear coat rather than the color beneath, and the clear coat can be refreshed later without redoing the floor.

Maintenance is low: keep sand and grit swept off, because grit under a tire is what abrades a garage floor coating.

Preparing a Sullivan's Island Garage Slab

Preparation decides whether a garage floor lasts, and it is where roll-on kits fail. We do a full mechanical prep by diamond grinding so the epoxy keys into the slab rather than sitting on top of it. The grinders run under vacuum extraction to keep dust down in an attached garage.

Cracks, pitting and divots are repaired before coating, and a damp slab starts with a moisture-tolerant penetrating primer, which on this island is the usual starting point rather than the exception. Then the garage floor goes down in sequence: primer, base coat, flake broadcast, polyaspartic clear coat. The install runs over two consecutive days.

Garages in and Around Sullivan's Island

Sullivan's Island sits at the mouth of Charleston Harbor in Charleston County, about 9 miles from downtown Charleston, joined to Mount Pleasant by the Ben Sawyer Bridge and to Isle of Palms by the bridge over Breach Inlet. It is barely above sea level on sand, and nearly all of it is in FEMA flood zones AE and VE, so newer houses stand on pilings and the garage is the ground level underneath.

Garage slabs here come in two ages. Of roughly 1,000 residential properties, about 270 are historic, across three historic districts, and those older garages more often need crack and pitting repair before a coating goes on. The newer ones are usually a straight grind, prime and coat. Either way the slab is close to the water table in salt air, so we plan for moisture first. It is worth looking at the slab before quoting.
