The garage floor takes more punishment than any other slab in the house, and it is usually the only one left bare. Coating it turns dusting, staining concrete into a sealed garage floor that cleans up and looks finished. We have installed more than 14,000 garage floors since 1999.
The system most Spartanburg garages get is 100% solids epoxy with decorative flake broadcast into it, sealed under a UV-resistant polyaspartic clear coat.

Garages get a specific kind of abuse. Hot tires sit on the surface and pull at any coating that is not properly bonded. Oil, brake fluid, antifreeze and road salt come in on the car and sit there.
Bare concrete absorbs all of it, dusts constantly and stains permanently. A bonded garage floor coating is non-porous, so fluids stay on top and wipe off.
The polyaspartic clear coat is UV resistant, which matters for the strip of garage floor inside an open door that takes direct sun.

Cleaning is the first difference people notice. The garage floor is seamless, with no joints or pores for dirt to work into, so a mop or a hose does what a scrub used to.
It takes the mechanical side too. Rolling jacks, dragged toolboxes and steady foot traffic wear the clear coat rather than the color beneath, and the clear coat can be refreshed later without redoing the floor.
Maintenance is low: keep grit swept off, because grit under a tire is what abrades a garage floor coating.
Preparation decides whether a garage floor lasts, and it is where roll-on kits fail. We do a full mechanical prep by diamond grinding so the epoxy keys into the slab rather than sitting on top of it. The grinders run under vacuum extraction to keep dust down in an attached garage.
Cracks, pitting and divots are repaired before coating, and a damp slab starts with a moisture-tolerant penetrating primer. Then the garage floor goes down in sequence: primer, base coat, flake broadcast, polyaspartic clear coat. It cures and is handed back ready to use.

Spartanburg is the county seat, about 29 miles up I-85 from Greenville, and its garages come from two different eras. The county ran around thirty major textile mills in the 1950s, and the houses built around them are still in use. Those garage slabs are old, and they more often need crack and pitting repair before a coating goes on.
The newer half followed BMW, which chose Spartanburg for its US plant in 1992 and pulled a manufacturing corridor along with it. Garages on those newer houses are usually a straight grind, prime and coat. It is worth looking at the slab before quoting either way, because what a garage floor needs is not obvious from its square footage.
