The garage is usually the last bare slab in the house and the one that takes the worst treatment. Coating it turns dusting, staining concrete into a sealed surface that wipes clean and reads as part of the house.
We have put down more than 14,000 garage floors since 1999. The system that goes into most of them is 100% solids resin-based epoxy with acrylic flake broadcast into it, sealed under a UV-resistant polyaspartic clear coat.
It is seamless, it grips underfoot, and it is covered by a written lifetime warranty against peeling or debonding.
Concrete looks solid but it is porous. Oil, brake fluid, antifreeze and salt off the road soak straight in, and once they are in they stay. The surface also gives off dust continuously, which is why everything stored in a garage ends up with a film on it.
Then there is heat and weight. Tires come off the road hot and sit on the floor, which will lift a coating that has only been painted on. Jack stands, dropped sockets and rolling cabinets all land on the same surface.
A bonded resin system deals with all of that because it is part of the slab rather than a skin over it. The clear coat is UV resistant, which matters along the strip inside the door that takes direct sun.
Epoxy flooring in SimpsonvilleFlake is what most people pick. Acrylic chip is broadcast into the wet base at 50 pounds per 500 square feet and locked under the clear coat. It hides the state of the old slab, gives a texture that is not slippery when wet, and does not show every mark.
Solid color is the plainer option and a sensible choice in a working garage: one flat color, no pattern, and easy to spot a dropped washer on.
Metallic epoxy sits at the decorative end, with pigment moved through the resin so the floor has depth to it. It suits a garage that is really a display space for the car in it. All three can be seen and handled at the Taylors showroom.
Day to day the difference is that nothing soaks in. Spilled oil sits on the surface until it is wiped up. The floor can be hosed or mopped, and it dries without the grey bloom bare concrete leaves behind.
Wear goes into the clear coat rather than the color, and the clear coat is the part that can be stripped back and reapplied years later without touching the rest of the build-up.
The only real maintenance is keeping grit off it. Grit trapped under a tire is abrasive, and that is what dulls a resin floor over time.
The floor is only as good as the preparation, and this is exactly where roll-on kits from a hardware store come apart. We grind the slab open with diamond tooling so the resin can key into the concrete instead of sitting on the closed surface. The grinders run under vacuum extraction, which keeps dust down inside an attached garage.
Cracks, pitting and divots are filled before anything is coated. If the slab is damp we prime with a moisture-tolerant penetrating primer first. Then it goes down in order: primer, base coat, flake broadcast, polyaspartic clear coat. The floor cures and is handed back ready to use.
