Carolina Flooring Specialists is a garage floor company first. Since 1999 we have installed over 14,000 garage floors, and the system we fit in Piedmont is the same commercial-grade build we put into showrooms and workshops.
A coated garage floor is not a painted one. We use 100% solids resin-based epoxy bonded into mechanically ground concrete, broadcast decorative flake into it at 50 pounds per 500 square feet, and seal the whole thing under a UV-resistant polyaspartic clear coat. The result is slip resistant, automotive stain free, and carries a written lifetime warranty against peeling or debonding.
That specification is the difference between our floors and a home kit. Kits are typically water or solvent-based epoxies with an acid wash prep, a scattering of flake and no clear coat, which is why they lift at the edges and fail where hot tires sit.
A garage slab takes punishment nothing else in the house does. Vehicles bring in road dirt, grit and salt, park hot tires on the same two strips of floor every day, and drip oil, brake fluid and coolant. Bare concrete absorbs all of it, which is why an untreated garage floor darkens in patches and never really cleans up.

epoxy flooring in PiedmontDecorative flake is what most Piedmont garages get, and it is our most popular system anywhere. Acrylic flake is broadcast into the wet epoxy and sealed under polyaspartic. It hides slab imperfections, gives a textured surface that stays slip resistant when you walk in with wet shoes, and disguises the day-to-day dust that shows on a plain floor.
Flake blends come in a range of colors, so the floor can be matched to the house or picked for contrast. Solid color epoxy is the alternative where you want a flat, even finish, and metallic systems are available for garages being finished as living or display space.
The polyaspartic clear coat is the part that does the surviving. It is UV resistant, so the floor holds its color where sunlight comes through an open garage door, and it takes the abrasion from tires and dragged equipment rather than the color layer underneath. Colors and flake blends can be seen in person at our Taylors showroom.
The floor becomes seamless and non-porous, which changes the cleaning entirely. Road dirt and grit sweep or blow straight out instead of grinding into the surface. Oil and brake fluid sit on top and wipe off. Tire marks come up with a mop rather than staying as permanent shadows.
It also changes how the garage feels. A flake floor reflects the light back, so a garage that was dim and grey reads bright and finished, and the dust that bare concrete sheds constantly simply stops. Keep grit swept off it and the floor will look the same in ten years as it did in the first week.

Every garage floor we coat gets a full mechanical prep by dust-free diamond grinding. Grinding opens the concrete so the resin keys into the slab instead of sitting on top of it, and running under vacuum keeps the dust out of the house. This is the single biggest reason a floor lasts, and the step home kits skip in favour of an acid wash.
Cracks and divots are repaired before any coating goes down, which matters in Piedmont because a lot of the housing stock is older and the slabs have moved. Where moisture is a concern we start from a moisture-tolerant penetrating primer. Then the system goes on in sequence: primer, base coat, flake broadcast, and the polyaspartic clear coat over the top.

Piedmont straddles the Saluda River across Greenville and Anderson counties, and the garages here vary as much as the housing does.
Older mill-era homes often have detached garages and workshops with slabs that have cracked or settled, so those jobs are led by the repair and grinding work. Newer houses along the Greenville commuter corridor tend to have two-car attached garages in sound condition, where the decision is mostly flake color. Properties further out often have a shop or outbuilding used for equipment, and those take the same coating as a garage. Upstate summers are humid, so an unconditioned garage is worth testing for moisture before the system is chosen.
